Septic tank pumping in Plantation, FL depends on which side of town you live on. West of Hiatus Road, Plantation Acres is a rural district of one-acre and larger lots. Horse farms and a regional saddle club sit between the homes. Many of those homes still run on septic systems. East of the Turnpike, Plantation Park and Plantation Gardens date to the late 1950s and 1960s. Plantation Acres is the main septic area in the city. The district runs from Hiatus Road west to Flamingo Road. North to south, it reaches from NW 28th Court to the North New River Canal. The city zones it as a rural district, and most lots are an acre or larger. A separate board, the Plantation Acres Improvement District, handles drainage there. Its own building rules note that homes with septic systems may need higher floor elevations. Out there the tank and drain field are the whole system.
The rest of Plantation mostly sits on city sewer, with 120 lift stations feeding the city's own plant. The city's own plan calls local soil a poor fit for drain fields. New septic systems are allowed only as a stopgap where sewer lines are too costly to extend. County health rules then call for soil replacement and a 75-foot setback from any well. Plantation Park, Plantation Gardens and Plantation Isles date to the 1950s and 1960s. If an older home there still has a tank, our septic inspection finds the lids and reports its condition.
Plantation is flat, and the wet season runs from May into October. The city warns that flooding can follow several inches of fast rain or days of scattered showers. Drainage leans on the North New River Canal and the C-12 and C-42 canals. In the Acres, a perimeter dike rings the district and six pump stations push storm water out. The district's manual says swales there can stay wet for the whole wet season. A drain field sitting in that soaked ground has nowhere to send water.
High ground water is the septic problem here. When the water table rises, the drain field cannot drain and the tank fills faster. That is when the toilets gurgle and the yard over the drain field goes soft. Pumping buys time, and with the tank open we can tell you if the drain field is the real issue. A pump-out before a hurricane week is a smart call on an Acres lot. The same advice applies to a canal-front lot in Plantation Isles that still has a tank.
Plantation's restaurant row runs along University Drive. Plantation Walk on North University Drive holds sit-down restaurants, coffee shops and a taqueria. Broward Mall and the Plantation Midtown district add more kitchens between Cleary Boulevard and I-595. Kitchens on that stretch run grease traps, and a full trap backs up the floor drains first.
