Drain Field Repair in South Florida

Drain Field Repair · South Florida

We find out if it is really the field, then repair it or replace it under permit

Drain field repair starts with one question: is the field really the problem? A failing drain field shows up as soggy ground over the field and a sewage smell in the yard. The classic tell is a tank that refills or backs up again soon after a pump-out. Trouble at the tank or in its outlet line can look the same, though. That is why the work starts at the tank. South Florida is hard on drain fields, too. Groundwater sits just a few feet down here, and it usually comes closest to the surface in September and October.

While a field is failing, cut water use and keep vehicles off it. Saturated soil packs down easily, and packed soil can tip a weak field into failure. A pump-out can buy a backed-up house some time, and our septic tank pumping runs 24 hours a day. The EPA adds a warning: do not pump the tank during flooded or saturated drain field conditions. At best that is a short fix, and the empty tank can try to float out of the ground. So call before the backup reaches the house. We cover Broward, Palm Beach and Miami-Dade from our base in Pembroke Pines.

Is it the drain field, or something upstream?

Several problems upstream of the field look just like a failed one. A tank that is overdue for pumping backs up the same way. A broken outlet baffle, or no solids deflection device at all, lets solids ride out into the field. Replacing that baffle is septic tank repair work. A sludge-packed outlet line reads a lot like a failing drain field, too. Hydro jetting clears that line, and clearing it shows which one you have. The EPA's advice for a backup into the house is to check the tank first for outlet blockage.

So we open the tank and read the liquid level against the outlet. Then we pump it and check the outlet baffle. If the level climbs above the outlet again soon after the pump-out, the field is not taking water. Sometimes the trouble sits in the pipes instead. A customer in Palm Beach Gardens wrote: 'I used another company to put in drain field that destroyed my underground pipes and my whole house was backed up with sewer issues a few weeks after they did the work. I found 24-7 Pump Out and they immediately agreed to come out on a Saturday.'

Repair or replace: what decides it?

Not every leach field repair ends with a new field. Roots can clog a distribution box or drain line. If clearing the roots and replacing the damaged parts restores the system, Florida's rule accepts that as the repair. A field that failed from too much water can stay in service, with new field added. On systems permitted since 1983, the combined field must be at least 50 percent larger than first permitted. A Purdue Extension guide says resting a clogged field for 6 to 12 months can restore it. The wastewater has to go somewhere else meanwhile, such as an added field.

Florida's Department of Environmental Protection also lists accepted alternative repair methods. These are ways to repair a failing system without adding to the field or replacing it. Florida's repair rule gives examples: jetting the field's lines and forcing air into the soil beside the field. The department says accepting a method is not an endorsement of how well it works. Florida bars these methods where the field's bottom sits within 6 inches of the wet season high water table. Then the old field comes out, and a replacement field goes in that meets every other repair rule.

What does a Florida repair permit require?

Florida law requires a permit before anyone repairs a septic system. Under the state rule, every septic drain field repair on a failing system needs written approval before work starts. The rule counts a system as failing when sewage surfaces or the house plumbing stops draining properly. Pumping a tank without disturbing the field is not a repair. The county health department office decides whether your job counts as one. That office must make every effort to issue a repair permit within 2 working days of the application. The permit is valid for 90 days. Repair materials must match new-system quality.

A replacement starts with a site evaluation. In Broward, that means two soil profiles in the new field area, 6 feet deep unless hard ground stops them. The packet also records the estimated wet season water table. It wants an open area next to the field at least 1.5 times its size. Unless the lot cannot fit it, the rule says the repaired field can be no smaller than the old one. An existing tank stays only if the county finds it sound, built of approved materials and close to the size the rule requires. It gets pumped, plus an outlet solids deflection device if it lacks one. Our drain field installation team builds the new field.

Can a drain field be repaired instead of replaced?
Sometimes. If the trouble is upstream, like a packed outlet line or broken baffle, fixing that can bring the field back. Roots in a distribution box can be cleared and the damaged parts replaced. Florida bars alternative repair methods where the field's bottom sits within 6 inches of the wet season high water table. Then the field is replaced.
How do I know it is the drain field and not the tank?
Slow drains and backups can start at a full tank or a packed outlet line. Soggy ground over the field points at the field itself. The tell is a tank that refills or backs up again quickly after a pump-out. If the outlet line is packed, jetting it tells you whether the field was ever the problem.
Do I need a permit to repair a drain field in Florida?
Yes. Florida law bars repairing a septic system without a permit. Repairs to a failing system need written approval from the county health department office first. Under the rule, a pump-out that leaves the field undisturbed is not a repair. That office decides whether your job counts as a repair, and we settle it with them before work starts.
How much does drain field repair cost?
It depends on what failed. Clearing a packed outlet line is a smaller job than a replacement field. The water table, the field size the county requires, lot access and the county permit all move the number. Our guide to what a drain field replacement costs has market ranges. Does the rainy season make a drain field fail?
It can. Groundwater here usually comes closest to the surface around September and October. Florida's site evaluation rule calls for the wettest-season water table to sit at least 24 inches below the bottom of the field. Miami-Dade County counts about 9,000 of its roughly 120,000 septic systems as vulnerable to compromise or failure from rising groundwater.

This company is beyond amazing. I used another company to put in drain field that destroyed my underground pipes and my whole house was backed up with sewer issues a few weeks after they did the work. I found 24-7 Pump Out and they immediately agreed to come out on a Saturday. I live in Palm Beach Gardens, Palm Beach County and within a few hours they came out and fixed everything, plus did a complete blow out of the inside pipes for a minimal amount of money.
